Perla de la Montaña is a furnished 64 m² apartment with two bedrooms, two bathrooms and a mountain-view balcony, for up to 3 guests in San Juan, the residential hillside just above Quito’s historic center. It was built in 2024 in a gated complex, and it costs about what most listings here charge for a single room. Below is a walk through it, room by room.

The building sits a short walk above the Old Town, and these are the places guests ask about most. Distances are straight-line from our door. Walking minutes are for the way there, mostly downhill; El Panecillo and the TelefériQo show taxi minutes instead. Coming back up takes longer, so most guests walk down and take a $2 to $3 taxi back. A full kitchen with an induction stove, oven, microwave, fridge and every pot, pan and utensil you need to cook properly. After a market run to Mercado San Juan or Mercado Central, you can make a real meal instead of eating out every night.

The dining table seats the whole group, and there is filtered water, coffee and the basics to get your first morning started.

A washer and dryer you are free to use. It sounds small, but if you are on a longer trip through Ecuador, or coming back muddy from Cotopaxi or Quilotoa, being able to wash and dry everything before the next leg is a relief.

The balcony looks straight over the rooftops and church domes of the Old Town, with the Andes behind. It faces the city, so morning coffee in the sun and the evening lights both happen right in front of you, and on clear days you can pick out the snow cone of Cotopaxi on the horizon.

Good to know before you book

How many guests can the apartment sleep?

Up to 3 guests, across a king bedroom, a queen bedroom and the living-room sofa. It is ideal for couples, solo travelers and small families.

What are the check-in and check-out times?

Check-in is from 15:00 and check-out by 11:00. Late arrival is no problem; Luis lives nearby and welcomes you in person.

Is there parking at the building?

No. We no longer offer a parking spot, and we cannot arrange arrival by car. San Juan is steep and narrow, so most tenants use taxis, which are safe and cost a couple of dollars, or the bus that stops at the door.

What documents do you need from me?

A copy of an ID document from every adult moving in, an Ecuadorian cédula or a passport, plus one line about the reason for your stay. Conjunto San Juan II keeps a register of everyone living here, so the gate does not let anyone in without it. We ask for the documents by email after booking and pass on to the administration only what the register requires. For a rental of three months or more this is the normal way in Ecuador anyway, since the contract names both parties with their ID.

Can I have visitors?

Yes, visitors are welcome. Please arrange them with us beforehand: the gate registers everyone who comes in, and we have to announce your visitors so they are let through. That applies to an afternoon visit and to anyone staying over.

Are pets or smoking allowed?

No pets and no smoking. It keeps the apartment fresh for every guest.

What is the minimum stay, and can I cancel?

The apartment is rented long-term only: the minimum is 90 nights, which is 3 months, and longer terms are welcome. Rent is $500 a month with everything included, paid up front, and cancellation is free up to 5 days before you move in.

How far are Quito’s main hospitals?

Hospital Carlos Andrade Marín (HCAM) is about 1.2 km away, close enough to walk, Hospital Eugenio Espejo about 1.7 km, and Hospital Metropolitano roughly a 12-minute taxi ride. Many of our guests stay here for hospital visits; our hospital-stays guide has distances to all eight nearby clinics.

What is within walking distance of the apartment?

On foot, going downhill, you reach the Basílica del Voto Nacional in 8 to 10 minutes, Plaza Grande in about 12 minutes, and Mercado Central in about 14 minutes. El Panecillo is a taxi ride of about 10 to 15 minutes and the TelefériQo about 15 minutes by taxi. The walk back up is slower at 2,850 m, so many guests take a $2 to $3 taxi home.
